The July 2026 notice reads: "I will proceed to sell at 10:00 o'clock A.M. on the 7TH DAY OF JULY 2026, which is the first Tuesday of said month, at the SOUTH DOOR of the Courthouse of YOAKUM County, in the City of PLAINS, Texas." Registration and deposit

No online bidder account. Texas Tax Code 34.015 compliance is required at the sale: "ALL BIDDERS MUST NOW DISPLAY PROOF OF COMPLIANCE WITH 34.015 OF TEXAS TAX CODE." The county explains: "A person purchasing property at the sale will be required to present to the officer who conducts the sale a written statement from the County Tax Assessor/Collector that the purchaser does not owe any delinquent taxes to the county or to a school district or water district having territory in Yoakum County. Please call or visit our main office in Plains at least 1 hour prior to the sale to request this statement." A Request for Written Statement form must be printed and completed in full, and there is a $10 service fee for preparing the statement, payable without personal checks.

Sale format and venue
Yoakum County runs a traditional in-person redeemable tax deed sale on the courthouse steps, not an online auction. The county's own July 2026 sale packet states: "Tax foreclosure sales are conducted by the Sheriff or a Constable of the county where the property is located. These sales are held on the first Tuesday of the month between the hours of 10:00 a.m. and 4:00 p.m. on the courthouse steps at a place designated by the commissioners' court." Buyers receive a sheriff's or constable's deed without warranty: "The tax sale is an 'as is', 'where is', 'buyer beware' sale," and "Taxes may be due beyond what is listed in the minimum bid amounts and must be paid independently of the bid amount." Delinquent tax collection counsel is Perdue, Brandon, Fielder, Collins, & Mott, L.L.P. (PBFCM), and the sale packet directs sale questions to "Taylor Glenn at (380) 224-1577 or Paityn Johnston at (380) 224-1623." The published July 7, 2026 list covered four causes (10044, 10186, 10129, 10141), heavily weighted toward fractional royalty and mineral interests in Block D of the J H Gibson Survey plus a few Denver City town lots, with estimated minimum bids not yet set in the published column. Judgment interest runs "at 12 percent per annum" per the notice. Struck-off and resale inventory is not published as a separate county list. In person at the Yoakum County Courthouse, south door, 609 Cowboy Way, Plains, Texas. No online auction platform is used.

Yoakum County tax sale list and auction calendar

For Yoakum County tax sale 2026 searches, use the county-run sources below rather than a copied parcel list, and confirm the parcel, registration cutoff, deposit, and payment deadline against the county before you bid. If the parcels on this list are vacant land rather than houses, what buying land at a tax sale hands you is the place to start.

  1. Get the advertised list

Use Upcoming Sheriff's Sale Lists (PDF) for the current advertised parcels, then recheck it before the auction.
  2. Register to bid

No online bidder account. Full requirements are in the sale card above.
  3. Sale day

First Tuesday of the month at 10:00 a.m., when properties are scheduled. The sale is live and in person; there is no online bidding platform. Confirm the venue and hour with the county office before you go.
  4. Confirm with the office

If the list, platform, and notice disagree, use Yoakum County Sheriff's Office (the Sheriff conducts the sale; the Yoakum County Tax Assessor-Collector issues the bidder eligibility statement required to buy) as the source to confirm which parcels are actually offered.

Before you bid in Yoakum County

  1. Start with the live sale list

Pull the current advertised parcels from Upcoming Sheriff's Sale Lists (PDF). Lists can change before the sale, so recheck the county source before you price a parcel.
  2. Confirm registration and deposit

  3. Check the state rules that change the bid

Read the Texas due-diligence checklist before bidding. Redemption, liens that survive a tax deed, title cleanup, and payment deadlines can change what a parcel is worth. Which liens survive is state law, so read what survives a tax deed in Texas before you price the title work.
  4. Set a walk-away number

Work out what the parcel is actually worth with the rural land value estimator, then turn it into a ceiling with the tax deed max-bid calculator.

Over-the-counter (leftover) purchases

Texas has no over-the-counter certificate list. Parcels that draw no sufficient bid are struck off to the taxing unit that requested the order of sale, and that unit may resell them at any time by public or private sale. A public resale requested through the sheriff or constable may be sold for any amount. A private sale generally may not go below the lesser of the market value stated in the judgment or the total judgments against the property, unless every taxing unit entitled to proceeds consents. Ask the county or its delinquent-tax law firm for the current struck-off inventory.

County notes

  • Tax Assessor-Collector is Ann Saxon. Office hours are Plains M-F 8:00am-5:00pm and Denver City M-F 8:00am-4:00pm, with the county noting offices occasionally close for lunch if short-staffed. Fax is 806-456-7118.
  • Second county office location: 122 W. 4th Street, Denver City, per the Tax Assessor-Collector page.
  • Yoakum County Sheriff's Office: Sheriff Robert Whitfield, Yoakum County Law Enforcement Center, P.O. Box 189 / 1405 ST HWY 214, Plains, TX 79355, phone 806-456-2377 (24 hour). A Denver City substation is at 1010 N. Main Ave, Denver City, TX 79323, phone 806-592-2727.
  • The sale-list index PDF is the practical calendar: each upcoming first-Tuesday date is hyperlinked only when properties are actually scheduled, so an unlinked date means no sale that month. As fetched, May 5, June 2 and July 7, 2026 were listed and the July 7, 2026 documents were live.
  • The county's Public Notices page carries mortgage foreclosure and substitute trustee notices, which are separate from the tax sale. Tax sale documents live under the Tax Assessor-Collector page instead.
  • Current property taxes are payable online at https://yoakum.propertytaxpayments.net/ per the Tax Assessor-Collector page. That portal is for current taxes, not for bidding.
  • Inventory skews to fractional royalty and mineral interests, which under Texas Tax Code 34.21 carry the 2-year redemption period at the 25%/50% premium rather than the 180-day track.

Texas rules

Redemption
The redemption clock runs from the date the purchaser's deed is filed for record, not from the sale date. Property that was the owner's residence homestead or was land designated for agricultural use when the suit or the warrant application was filed, and any mineral interest, may be redeemed on or before the second anniversary of that filing. Every other property may be redeemed only through the 180th day after the deed is filed. When a parcel is struck off to a taxing unit instead, the period runs from the date the taxing unit's deed is filed for record. The former owner has no right to use, possess, or collect rent from the property while the redemption right runs, and the right of redemption cannot be sold or transferred: any instrument purporting to transfer it is void.
Deed deposit
The Tax Code sets no statewide deposit and no buyer premium. Section 34.01 directs the officer to conduct the sale the way similar property is sold under execution, so payment terms are set locally by the officer who runs the sale. Most Texas counties collect the full bid in cash or by cashier's check on the day of the sale. Confirm the terms with the county before you bid.
Homestead deeds
Texas sets no separate opening bid for a homestead. What changes on a homestead parcel is the exit: a residence homestead, land designated for agricultural use when the suit or warrant application was filed, and a mineral interest all carry a two-year redemption right instead of 180 days, and the premium the owner pays can reach 50 percent in the second year. Price a homestead parcel for that longer clock.
Surplus proceeds
The officer pays any excess proceeds to the clerk of the court that issued the order of sale. The clerk holds the excess for two years after the sale and notifies the former owner when the amount exceeds $25. A claim must be filed before the second anniversary of the sale. The court pays established claims in statutory priority: a purchaser at a sale later adjudged void, taxing units for post-judgment or omitted taxes, other lienholders, taxing units for unsatisfied judgment amounts, and then the former owner. Anything unclaimed is distributed to the taxing units.
Governing statute
Tex. Tax Code Chapter 34

A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
