When it runs
First Tuesday of the month at 10:00 a.m., when a sale is set. LGBS records for ANDERSON COUNTY, TX state "Sales are typically scheduled for: 10:00 AM" and give the sale location as "at the Eastside Door, Anderson County Courthouse of the Courthouse of the said County, in the City of Palestine, Texas." The county's own published Joint Notice of Sale reads: "I have on the 5th day of May, 2025, seized, levied upon, and will on the 3rd day of June, 2025, at the East Steps of the Anderson County Courthouse, Palestine, Texas, at 10:00 A.M. on said day, proceed to sell for cash to the highest bidder." LGBS's FAQ adds that Texas public tax sales "may only be conducted on the first Tuesday of the month except when January 1 or July 4 occurs on the first Tuesday. Then Sales may be conducted on the first Wednesday of the month." Anderson County does not hold a sale every month; sales run only when properties are set.
Registration and deposit

In-person registration at the sale. LGBS's Anderson County record states: "Individuals wishing to bid on property at the sale must register with the Linebarger representative attending the sale prior to the start of the sale." Payee is listed as "Anderson County Sheriff" and payment must be made by "Personal Check, Cashier's Check or Money Order." Texas Tax Code § 34.015 separately requires a bidder to deliver to the officer conducting the sale a written statement from the county assessor-collector that the bidder owes no delinquent property taxes; the Anderson County Tax Assessor-Collector page does not post that form or any online bidder-registration portal, so request it from that office in advance.

Sale format and venue
IN-PERSON SALE. Anderson County is not an online-auction county: the sale is an oral outcry auction on the courthouse steps (East Steps / Eastside Door of the Anderson County Courthouse, 500 N. Church Street, Palestine), not on any internet bidding platform, so there is no auction platform URL. Property is sold for cash to the highest bidder and the buyer receives a Sheriff's Deed without warranty, subject to the owner's statutory right of redemption. The same Joint Notice of Sale also offers struck-off resales under Texas Tax Code § 34.05 (the June 2025 notice listed five foreclosure tracts plus one trust resale). Sale notices are published in The Palestine Herald-Press per LGBS's county record, and the notice itself directs questions to "the attorney for the taxing units at (903) 723-7866." At the time of this research the LGBS property feed showed one Anderson County struck-off parcel (account R62107, minimum bid $7,693.68) with status "Available for Future Sale" and no scheduled sale date. The county website carries a "Foreclosure Notices" link that points to its KoFile records portal; that portal did not load during this research, so it is not cited. The Tax Assessor-Collector's published tax calendar states that on July 1 "Delinquent accounts for the current year are turned over to the tax attorneys for collection" with a 15% collection penalty added.

Anderson County tax sale list and auction calendar

For Anderson County tax sale 2026 searches, use the county-run sources below rather than a copied parcel list, and confirm the parcel, registration cutoff, deposit, and payment deadline against the county before you bid. If the parcels on this list are vacant land rather than houses, what buying land at a tax sale hands you is the place to start.

  1. Get the advertised list

Use LGBS Tax Sale Properties map and list (filter to Anderson County, TX) for the current advertised parcels, then recheck it before the auction.
  2. Register to bid

In-person registration at the sale. Full requirements are in the sale card above.
  3. Sale day

First Tuesday of the month at 10:00 a.m., when a sale is set. The auction platform is still being verified. Confirm the next sale date and registration window with the county before you bid.
  4. Confirm with the office

If the list, platform, and notice disagree, use Anderson County Sheriff's Office (sale conducted by the Sheriff; delinquent-tax suits and the sale list are handled by the taxing units' law firm, Linebarger Goggan Blair & Sampson, LLP) as the source to confirm which parcels are actually offered.

Before you bid in Anderson County

  1. Start with the live sale list

Pull the current advertised parcels from LGBS Tax Sale Properties map and list (filter to Anderson County, TX). Lists can change before the sale, so recheck the county source before you price a parcel.
  2. Confirm registration and deposit

  3. Check the state rules that change the bid

Read the Texas due-diligence checklist before bidding. Redemption, liens that survive a tax deed, title cleanup, and payment deadlines can change what a parcel is worth. Which liens survive is state law, so read what survives a tax deed in Texas before you price the title work.
  4. Set a walk-away number

Work out what the parcel is actually worth with the rural land value estimator, then turn it into a ceiling with the tax deed max-bid calculator.

Over-the-counter (leftover) purchases

Texas has no over-the-counter certificate list. Parcels that draw no sufficient bid are struck off to the taxing unit that requested the order of sale, and that unit may resell them at any time by public or private sale. A public resale requested through the sheriff or constable may be sold for any amount. A private sale generally may not go below the lesser of the market value stated in the judgment or the total judgments against the property, unless every taxing unit entitled to proceeds consents. Ask the county or its delinquent-tax law firm for the current struck-off inventory.

Texas rules

Redemption
The redemption clock runs from the date the purchaser's deed is filed for record, not from the sale date. Property that was the owner's residence homestead or was land designated for agricultural use when the suit or the warrant application was filed, and any mineral interest, may be redeemed on or before the second anniversary of that filing. Every other property may be redeemed only through the 180th day after the deed is filed. When a parcel is struck off to a taxing unit instead, the period runs from the date the taxing unit's deed is filed for record. The former owner has no right to use, possess, or collect rent from the property while the redemption right runs, and the right of redemption cannot be sold or transferred: any instrument purporting to transfer it is void.
Deed deposit
The Tax Code sets no statewide deposit and no buyer premium. Section 34.01 directs the officer to conduct the sale the way similar property is sold under execution, so payment terms are set locally by the officer who runs the sale. Most Texas counties collect the full bid in cash or by cashier's check on the day of the sale. Confirm the terms with the county before you bid.
Homestead deeds
Texas sets no separate opening bid for a homestead. What changes on a homestead parcel is the exit: a residence homestead, land designated for agricultural use when the suit or warrant application was filed, and a mineral interest all carry a two-year redemption right instead of 180 days, and the premium the owner pays can reach 50 percent in the second year. Price a homestead parcel for that longer clock.
Surplus proceeds
The officer pays any excess proceeds to the clerk of the court that issued the order of sale. The clerk holds the excess for two years after the sale and notifies the former owner when the amount exceeds $25. A claim must be filed before the second anniversary of the sale. The court pays established claims in statutory priority: a purchaser at a sale later adjudged void, taxing units for post-judgment or omitted taxes, other lienholders, taxing units for unsatisfied judgment amounts, and then the former owner. Anything unclaimed is distributed to the taxing units.
Governing statute
Tex. Tax Code Chapter 34

A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
