Tax Sales (Coffee County Tax Commissioner)
When it runs
No sale date is published. The Tax Commissioner's Tax Sales page carries no scheduled sale: its listing feed returns zero records, so the page falls back to "No tax sales at this time." Checked 2026-07-25. Georgia levy sales run on the first Tuesday of the month under O.C.G.A. 48-4-1, but Coffee County posts no date of its own.
Registration and deposit

Not published on any Coffee County page. No bidder registration form, deposit rule, or terms of sale appear on the Tax Commissioner site. Call the office at (912) 384-4895 to confirm procedure before a sale.

Sale format and venue
Coffee County publishes very little about its redeemable tax deed sale. The Tax Commissioner keeps a dedicated Tax Sales page, but the content is populated from a Government Window feed that is currently empty, so no parcel list, sale date, or terms of sale are visible. No online auction platform is named anywhere on the Tax Commissioner site, the county government site, or the Sheriff's site, which is consistent with a traditional in person courthouse steps sale rather than an online auction. Do not expect an online bidding portal here. The county's Search and Pay portal (Government Window) is a tax payment system, not an auction platform. The county's Public Notices document center carries road, bid, election, and alcohol license notices but no tax sale advertisement, so the statutory sale advertisement runs in the county legal organ newspaper rather than on a county web page. The Tax Commissioner's FAQ confirms the pre sale step: taxes unpaid more than 30 days past due are subject to a tax fi. fa. (lien) recorded with the Clerk of Superior Court, and the General Information page states that unpaid property may be "levied upon and ultimately sold." Verify the sale date, parcel list, and bidder terms by phone before planning a bid.

Coffee County tax sale list and auction calendar

For Coffee County tax sale 2026 searches, use the county-run sources below rather than a copied parcel list, and confirm the parcel, registration cutoff, deposit, and payment deadline against the county before you bid. If the parcels on this list are vacant land rather than houses, what buying land at a tax sale hands you is the place to start.

  1. Get the advertised list

Use Tax Sales (Coffee County Tax Commissioner) for the current advertised parcels, then recheck it before the auction.
  2. Register to bid

Not published on any Coffee County page. Full requirements are in the sale card above.
  3. Sale day

No sale date is published. The sale is live and in person; there is no online bidding platform. Confirm the venue and hour with the county office before you go.
  4. Confirm with the office

If the list, platform, and notice disagree, use Coffee County Tax Commissioner (Angela Harper) as the source to confirm which parcels are actually offered.

Before you bid in Coffee County

  1. Start with the live sale list

Pull the current advertised parcels from Tax Sales (Coffee County Tax Commissioner). Lists can change before the sale, so recheck the county source before you price a parcel.
  2. Confirm registration and deposit

Not published on any Coffee County page. No bidder registration form, deposit rule, or terms of sale appear on the Tax Commissioner site. Call the office at (912) 384-4895 to confirm procedure before a sale.

  3. Check the state rules that change the bid

Read the Georgia due-diligence checklist before bidding. Redemption, liens that survive a tax deed, title cleanup, and payment deadlines can change what a parcel is worth. Which liens survive is state law, so read what survives a tax deed in Georgia before you price the title work.
  4. Set a walk-away number

Work out what the parcel is actually worth with the rural land value estimator, then turn it into a ceiling with the tax deed max-bid calculator.

County notes

  • County seat is Douglas. The Tax Commissioner is Angela Harper; office hours are Monday through Friday, 8:00am to 4:50pm.
  • The Tax Commissioner's site is a Government Window template at coffeecountypay.com, linked as "Tax Commissioner" from the county's official site at coffeecounty-ga.gov.
  • The Tax Sales page exists but its content is injected by JavaScript from https://www.governmentwindow.com/api/tax/tax_sale. That feed returned an empty array on 2026-07-25, so the page displays no upcoming sale.
  • No online auction platform was found on any official Coffee County source. Do not attribute a platform to this county without new evidence.
  • Delinquent tax fi. fa. liens are recorded with the Coffee County Clerk of Superior Court, whose deed room is in the Coffee County Courthouse.
  • Property records and assessed values are on qpublic (Schneider) under AppID 737, linked from the county site's Assessor pages.
  • Re-check the Tax Sales page seasonally. Because the feed is dynamic, a sale list can appear there without any other page changing.

Georgia rules

Redemption
The right to redeem runs for 12 months from the date of the sale and does not end there. It continues after the year until the tax deed purchaser forecloses it by serving and publishing the statutory barment notice, which cannot be started until 12 months have passed. The purchaser delivers the notice to the sheriff at least 45 days before the redemption deadline named in it, and publishes it once a week for four consecutive weeks in the six months immediately before that deadline. Redemption puts title back in the defendant in fi. fa. subject to the liens that existed at the sale, and the purchaser must execute and record a quitclaim deed. Title under a tax deed recorded on or after July 1, 1996 ripens by prescription four years after recording. Judicial in rem foreclosures under Article 5 run on a different clock: the owner has 60 days after the sale to redeem by paying the minimum bid price into the superior court.
Deed deposit
Georgia sets no statewide percentage deposit. A purchaser at a judicial sale may tender cash or a cashier's or certified check drawn for the purchase price and issued or certified by a federally insured financial institution. Counties publish their own payment terms, and many require payment in full at the close of the sale, so confirm the terms with the tax commissioner before bidding.
Surplus proceeds
Excess funds left after taxes, costs, and the expenses of the sale belong to the former owner and to recorded lienholders in order of priority. The officer who sold the property must mail notice of the excess funds by first-class mail within 30 days to the record owner at the time of the sale, to the holder of each security deed, and to every other party with a recorded equity interest or claim, and may file an interpleader action in superior court. Funds still unclaimed five years after the sale are paid over to the Georgia Department of Revenue, after which only a court order from an interpleader action releases them.
Governing statute
O.C.G.A. Title 48, Chapter 4

A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
