Sale format and venue
No online auction platform was found for Atkinson County, and no platform URL is reported because none was verified. The only transactional site the county links from its Tax Commissioner page is a GovernmentWindow property tax payment and search portal (atkinsoncountyga.governmentwindow.com/tax.html); that portal is for paying current tax bills only, with a single property search box and no tax sale, delinquent list, bidder registration, or excess funds section. Atkinson County is a small rural county and publishes no tax sale page of its own. The county public-notices page carries meeting schedules, a holiday schedule, and the five-year tax digest, with no tax sale advertisements. The Sheriff's site carries no levy or sale notices either. Georgia's statewide default under O.C.G.A. Title 48, Chapter 4 is an in-person redeemable-deed sale cried on the courthouse steps on the first Tuesday of the month, with the sale advertised in the county legal organ, but nothing on an Atkinson County page confirms that mechanic for this county specifically, so treat the sale as in person and unlisted online until the Tax Commissioner confirms. Buyers should call the Tax Commissioner for the levy list, the advertising newspaper, and the sale date.

Atkinson County tax sale list and auction calendar

For Atkinson County tax sale 2026 searches, use the county-run sources below rather than a copied parcel list, and confirm the parcel, registration cutoff, deposit, and payment deadline against the county before you bid. If the parcels on this list are vacant land rather than houses, what buying land at a tax sale hands you is the place to start.

  1. Get the advertised list

A county sale-list URL is still being verified. Use the office and platform details on this page before relying on a copied list.
  2. Register to bid

Not published. Full requirements are in the sale card above.
  3. Sale day

Not published. The auction platform is still being verified. Confirm the next sale date and registration window with the county before you bid.
  4. Confirm with the office

If the list, platform, and notice disagree, use Atkinson County Tax Commissioner as the source to confirm which parcels are actually offered.

Before you bid in Atkinson County

  1. Start with the live sale list

The county sale-list URL is still being verified. Use the county office contacts below and confirm the advertised parcels directly before you price a bid.

  3. Check the state rules that change the bid

Read the Georgia due-diligence checklist before bidding. Redemption, liens that survive a tax deed, title cleanup, and payment deadlines can change what a parcel is worth. Which liens survive is state law, so read what survives a tax deed in Georgia before you price the title work.
  4. Set a walk-away number

Work out what the parcel is actually worth with the rural land value estimator, then turn it into a ceiling with the tax deed max-bid calculator.

County notes

  • Tax Commissioner is Fonda H. Lee, with Deputy Tax Commissioners Cynthia White and Darlene Guise. Email f.lee@atkinson-ga.org. Office hours listed as M-F 8:00a to 4:30p (source: atkinson_tc).
  • Street address conflict between two official sources. The county Tax Commissioner page lists the physical address as 16-A Smith Rd. W., Pearson, GA 31642, while the county's own linked property tax portal lists 19 Roberts Ave. W, Pearson, Ga. 31642 (the same street address the Tax Assessor's Office uses at Suite 1E). Both sources agree on the mailing address P.O. Box 98, Pearson, GA 31642 and on the phone 912-422-7381, so the mailing address is used as authoritative. Verify the counter location by phone before visiting.
  • County courthouse is at 717 Main Street North, Pearson, GA 31642, per the Clerk of Superior and Juvenile Court page (source: atkinson_clerk). That is the likely situs of an in-person courthouse-steps sale, but no county page states this.
  • Tax Assessor's Office (for parcel and valuation diligence, not for the sale) is at 19 Roberts Ave W., Suite 1E, Pearson, GA 31642, mailing P.O. Box 795, phone 912-422-7382, Chief Appraiser Dell Richardson (source: atkinson_assessors).
  • Atkinson County Office of Sheriff is at 20 E Smith Ave / P.O. Box 157, Pearson, GA 31642, phone (912) 422-3611. The Sheriff site publishes no levy or tax sale notices (source: atkinson_sheriff).
  • Georgia DOR confirms county and county school ad valorem taxes are collected by the county tax commissioner, and points to atkinsoncounty.org for Atkinson. It states no Atkinson-specific tax sale or redemption procedure (source: ga_dor_atkinson).
  • The GovernmentWindow portal sits behind a Cloudflare challenge that blocks scripted fetching. It was verified by loading it in a real browser; the rendered page is a payment and bill-search interface only.
  • No excess funds or surplus funds list is published online by the county. Several third-party sites claim to hold Atkinson excess funds lists; none is an official source and none was used.
  • Recommended re-verification cadence is high. Because there is no county sale page, any timing or platform claim on the site must be sourced from a phone call to the Tax Commissioner and dated.

Georgia rules

Redemption
The right to redeem runs for 12 months from the date of the sale and does not end there. It continues after the year until the tax deed purchaser forecloses it by serving and publishing the statutory barment notice, which cannot be started until 12 months have passed. The purchaser delivers the notice to the sheriff at least 45 days before the redemption deadline named in it, and publishes it once a week for four consecutive weeks in the six months immediately before that deadline. Redemption puts title back in the defendant in fi. fa. subject to the liens that existed at the sale, and the purchaser must execute and record a quitclaim deed. Title under a tax deed recorded on or after July 1, 1996 ripens by prescription four years after recording. Judicial in rem foreclosures under Article 5 run on a different clock: the owner has 60 days after the sale to redeem by paying the minimum bid price into the superior court.
Deed deposit
Georgia sets no statewide percentage deposit. A purchaser at a judicial sale may tender cash or a cashier's or certified check drawn for the purchase price and issued or certified by a federally insured financial institution. Counties publish their own payment terms, and many require payment in full at the close of the sale, so confirm the terms with the tax commissioner before bidding.
Surplus proceeds
Excess funds left after taxes, costs, and the expenses of the sale belong to the former owner and to recorded lienholders in order of priority. The officer who sold the property must mail notice of the excess funds by first-class mail within 30 days to the record owner at the time of the sale, to the holder of each security deed, and to every other party with a recorded equity interest or claim, and may file an interpleader action in superior court. Funds still unclaimed five years after the sale are paid over to the Georgia Department of Revenue, after which only a court order from an interpleader action releases them.
Governing statute
O.C.G.A. Title 48, Chapter 4

A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
