The Tax Assessor-Collector page states "The property tax sales will be on the first Tuesday of the Month" and lists July 7, 2026 as the most recent sale date. The county Foreclosure Notices page states "Foreclosure Sales are held on the 1st Tuesday of every month. Tax Sales held quarterly." The July 2026 Notice of Sale confirms the properties were offered "on the first Tuesday in July, 2026, the same being the 7th day of said month." As checked on July 26, 2026 the RealAuction calendar showed the July 7, 2026 tax sale with 11 scheduled items and no sale posted for August through December 2026.
Registration and deposit

Register a bidder account on the Jackson County RealAuction site at least five business days before the auction. Bidding requires an escrow deposit equal to 5% of your intended maximum bid, allocated to Jackson County and fully settled before the auction starts. Deposits are made by ACH or wire only: ACH debits must be initiated by 3:00 PM CT five business days before the sale, wires must be received by 4:00 PM CT two business days before the sale and must reference the account ID and county name. Cash deposits and international funds are not accepted. The county also directs bidders to register at www.realauction.com under Training, or to call RealAuction at (877) 361-7325 option 2. The auction preview page notes bidders are subject to Texas Property Tax Code sections 34.011 and 34.015. Bidding is by proxy in $100 increments, and any bid inside the last 30 seconds extends the item by one minute. The balance of a winning bid is due by 4:00 PM CT the day of the sale by wire to the Jackson County Tax Assessor-Collector, or the deposit is forfeited.

Sale format and venue
Jackson County sells redeemable tax deeds at an online sheriff's sale. Commissioners Court authorized online auctions under Texas Tax Code sections 34.01(a-1) and 34.05(d), and the Sheriff's Office conducts the sale with RealAuction.com, LLC as the facilitator. There is no in person bidding: the RealAuction FAQ states "Tax sales are now conducted entirely online via this web site. It is no longer necessary to appear in person to participate in the sale." Two lists run on the same date: a Notice of Sale for section 34.01 foreclosure properties and a Notice of Tax Resale for properties previously struck off to the county under section 34.05(c). Minimum bid is the lesser of the judgment amount plus interest and costs or the adjudged value. Buyers receive an ordinary sheriff's deed without warranty in roughly three to five weeks, subject to the statutory right of redemption under section 34.21 and to any post judgment taxes.

Over-the-counter (leftover) purchases

Texas has no over-the-counter certificate list. Parcels that draw no sufficient bid are struck off to the taxing unit that requested the order of sale, and that unit may resell them at any time by public or private sale. A public resale requested through the sheriff or constable may be sold for any amount. A private sale generally may not go below the lesser of the market value stated in the judgment or the total judgments against the property, unless every taxing unit entitled to proceeds consents.   • The July 7, 2026 Notice of Sale listed six foreclosure tracts in and around Edna, Ganado, and Lolita, with estimated minimum bids from $4,020.00 to $25,821.00 against adjudged values up to $224,280.00. RealAuction showed 11 total scheduled items for that date across the sale and resale lists.
  • Payment of the balance is by wire transfer to the Jackson County Tax Assessor-Collector by 4:00 PM CT on sale day. The Notice of Tax Resale states payment must be made in cash or by cashier's check, so confirm the accepted form with the Sheriff before bidding.
  • Escrow funds deposited with RealAuction can be allocated across multiple Texas counties on the same login, but a user must sign in to the Jackson County site before allocating funds to it.
  • Property research is on the bidder. Neither the county nor RealAuction warrants title or condition, and title insurance may be hard to obtain on a sheriff's deed.

Texas rules

Redemption
The redemption clock runs from the date the purchaser's deed is filed for record, not from the sale date. Property that was the owner's residence homestead or was land designated for agricultural use when the suit or the warrant application was filed, and any mineral interest, may be redeemed on or before the second anniversary of that filing. Every other property may be redeemed only through the 180th day after the deed is filed. When a parcel is struck off to a taxing unit instead, the period runs from the date the taxing unit's deed is filed for record. The former owner has no right to use, possess, or collect rent from the property while the redemption right runs, and the right of redemption cannot be sold or transferred: any instrument purporting to transfer it is void.
Deed deposit
The Tax Code sets no statewide deposit and no buyer premium. Section 34.01 directs the officer to conduct the sale the way similar property is sold under execution, so payment terms are set locally by the officer who runs the sale. Most Texas counties collect the full bid in cash or by cashier's check on the day of the sale. Confirm the terms with the county before you bid.
Homestead deeds
Texas sets no separate opening bid for a homestead. What changes on a homestead parcel is the exit: a residence homestead, land designated for agricultural use when the suit or warrant application was filed, and a mineral interest all carry a two-year redemption right instead of 180 days, and the premium the owner pays can reach 50 percent in the second year. Price a homestead parcel for that longer clock.
Surplus proceeds
The officer pays any excess proceeds to the clerk of the court that issued the order of sale. The clerk holds the excess for two years after the sale and notifies the former owner when the amount exceeds $25. A claim must be filed before the second anniversary of the sale. The court pays established claims in statutory priority: a purchaser at a sale later adjudged void, taxing units for post-judgment or omitted taxes, other lienholders, taxing units for unsatisfied judgment amounts, and then the former owner. Anything unclaimed is distributed to the taxing units.
