MVBA's live listing for the next sale reads "COMAL COUNTY ONLINE PROPERTY TAX SALE (August 4, 2026)" and shows "Tuesday, August 4th 10am - 4pm ONLINE BIDDING ONLY", beginning 08/04/26 at 10:00 AM CT and ending 08/04/26 at 4:00 PM CT. Note the county's older /371/Tax-Sales page still lists the 2025 dates (March 4th, June 3rd, August 5th, November 4th); the Tax Office page and MVBA carry the current 2026 schedule.
Registration and deposit

Online only, no in-person bidding. The Tax Office states: "You must register by 5 pm the day before the sale to be able to bid. Register on the MVBA Tax Sales website." MVBA's Comal listing adds: "Bidders are required to register online at least 24 hours prior to the start of the Tax Sale in order to be eligible to bid on properties." The county sale rules require every bidder to be an APPROVED REGISTERED BIDDER: upload a digital copy of a government issued ID (driver's license or passport), and for a business entity, documents electronically designating authority to bid (articles of incorporation, list of officers or partners, or an authorizing resolution). The "Name of Grantee" field entered at registration is exactly what appears on the deed. Under Tex. Tax Code section 34.015 a purchaser may be asked to present a written statement from the Tax Office that the purchaser owes no delinquent taxes to the county, any school district, or any city in the county; the rules direct that statement to be emailed to taxsales@mvbalaw.com, and without it the officer will not deliver a deed.

Sale format and venue
Texas redeemable tax deed sale. Bidding runs 10:00 am to 4:00 pm Central with a soft close: a bid placed within 2 minutes of 4:00 pm extends that property 2 more minutes, repeating until no further bids. Maximum (proxy) bids are supported. Winning bidders pay the full bid by cashier's check or money order payable to "Comal County Sheriff's Office", delivered in person to 3005 West San Antonio St., New Braunfels, TX 78130, or sent by overnight delivery to arrive within 24 hours of the close of the sale. The opening bid is set per tract and covers taxes delinquent at the date of judgment, which may exclude the current tax year; the buyer pays taxes accrued after judgment plus County Clerk recording fees. Purchasers receive an ordinary Sheriff's Deed without warranty, sold as is with all faults, all sales final, no refunds, title not guaranteed and title insurance may be difficult to obtain. A bidder who fails to pay is liable for 20 percent of the property value plus costs under Rule 652, Texas Rules of Civil Procedure. Redemption runs from the date the purchaser's deed is recorded: 2 years for homestead and agricultural-appraised property, 180 days for all other property, with a redemption premium of 25 percent of the aggregate total in the first year or 50 percent in the second. Right of possession begins 20 days after the deed is filed (Tex. Tax Code section 33.51). Any property may be withdrawn before or during the sale without notice. Accounts flagged "A Manufactured Home Only" do not convey real estate, and "LAND ONLY ACCOUNT" tracts do not convey any manufactured housing on them; property may also carry city or POA liens for demolition, mowing, or maintenance. The full delinquent tax roll is sold separately by the Tax Office for $40, emailed after payment through the county's Certified Payments portal (bureau code 4815691).

Over-the-counter (leftover) purchases

Texas has no over-the-counter certificate list. Parcels that draw no sufficient bid are struck off to the taxing unit that requested the order of sale, and that unit may resell them at any time by public or private sale. A public resale requested through the sheriff or constable may be sold for any amount. A private sale generally may not go below the lesser of the market value stated in the judgment or the total judgments against the property, unless every taxing unit entitled to proceeds consents.   • Comal County sells online only through MVBA Tax Sales. There is no in-person outcry sale on the courthouse steps for these tax foreclosure auctions; the MVBA listing states "ONLINE BIDDING ONLY".
  • Register at least 24 hours ahead and no later than 5 pm the day before the sale. Approval is not instant, since MVBA reviews the uploaded government ID and any entity authority documents.
  • Enter the grantee name carefully at registration. The county rules state the "Name of Grantee" entered is exactly as it will appear on the Sheriff's Deed.
  • The sale uses a 2 minute soft close after the 4:00 pm CT end time, so plan for the auction to run past the posted end.
  • Comal County's /371/Tax-Sales page is stale and still shows 2025 dates. Confirm timing against the Tax Office page and the live MVBA auction listing before planning a trip or a wire.
  • The property list lives on MVBA, not on the county site. The county sells only the full delinquent tax roll, for $40 by email.

Texas rules

Redemption
The redemption clock runs from the date the purchaser's deed is filed for record, not from the sale date. Property that was the owner's residence homestead or was land designated for agricultural use when the suit or the warrant application was filed, and any mineral interest, may be redeemed on or before the second anniversary of that filing. Every other property may be redeemed only through the 180th day after the deed is filed. When a parcel is struck off to a taxing unit instead, the period runs from the date the taxing unit's deed is filed for record. The former owner has no right to use, possess, or collect rent from the property while the redemption right runs, and the right of redemption cannot be sold or transferred: any instrument purporting to transfer it is void.
Deed deposit
The Tax Code sets no statewide deposit and no buyer premium. Section 34.01 directs the officer to conduct the sale the way similar property is sold under execution, so payment terms are set locally by the officer who runs the sale. Most Texas counties collect the full bid in cash or by cashier's check on the day of the sale. Confirm the terms with the county before you bid.
Homestead deeds
Texas sets no separate opening bid for a homestead. What changes on a homestead parcel is the exit: a residence homestead, land designated for agricultural use when the suit or warrant application was filed, and a mineral interest all carry a two-year redemption right instead of 180 days, and the premium the owner pays can reach 50 percent in the second year. Price a homestead parcel for that longer clock.
Surplus proceeds
The officer pays any excess proceeds to the clerk of the court that issued the order of sale. The clerk holds the excess for two years after the sale and notifies the former owner when the amount exceeds $25. A claim must be filed before the second anniversary of the sale. The court pays established claims in statutory priority: a purchaser at a sale later adjudged void, taxing units for post-judgment or omitted taxes, other lienholders, taxing units for unsatisfied judgment amounts, and then the former owner. Anything unclaimed is distributed to the taxing units.
