Iowa holds no separate tax deed auction. The county treasurer makes out a deed for each parcel sold and unredeemed immediately after 90 days have expired from the date of completed service of the notice of expiration of the right of redemption, once the holder returns the certificate of purchase and pays the deed and recording fees.

The county notice states that "The 2026 annual Tax Sale will be held by the Palo Alto County Treasurer on Monday, June 15, 2026, in the Palo Alto County Treasurer's Office, 1010 Broadway, Emmetsburg, Iowa, beginning at 9:00 a.m." The treasurer page carries the same date as "2026 Tax Sale is June 15, 2026". Bidding closes at 10:30 a.m. that morning. The notice adds that "An adjourned tax sale will be held any business day following the annual tax sale in which there are bidders present and there are parcels still available for sale."
Registration and deposit

Bidding is online at iowataxauction.com even though the sale is seated in the treasurer's office. Register online at that site; the notice states no mailed or emailed registrations are accepted. For 2026 the registration window ran Monday, May 18, 2026 through Thursday, June 11, 2026, with every step finished by 11:59 p.m. on June 11. Registration requires a non-refundable $40.00 fee paid by ACH debit and an electronically completed W-9. Bidders must be 18 or older as of the sale date. An entity bidder needs a federal tax identification number plus either a designation of agent for service of process on file with the Iowa Secretary of State or a verified statement of trade name on file with the Palo Alto County Recorder. Sale format and venue
Palo Alto County runs a single annual certificate sale under Iowa Code chapters 446, 447 and 448. Bids may be uploaded before the open but are not applied until the sale opens at 9:00 a.m., and certificates are awarded when the sale closes at 10:30 a.m. Bidding is the Iowa percentage bid-down: each parcel opens at a 100 percent undivided interest and bids step down in whole percentage points from 99 percent to 1 percent, with ties among equal low bids broken by random selection. The county states it will not use batches. Winning bidders are invoiced after the close and an ACH debit pulls from the account used for the registration fee, covering delinquent taxes, special assessments, interest, special assessment collection fees, publishing costs, and a $20.00 certificate fee for each certificate purchased. A returned payment must be cured with guaranteed funds within three business days or the certificates are canceled, and a $30.00 service fee applies. Certificates are typically issued 7 to 15 days after the sale. Subsequent taxes must be paid through the online subsequent tax payment module at iowatreasurers.org at $0.25 per parcel; payments made outside that module are treated as voluntary and are left out of the redemption calculation. Redemption interest is 2 percent per month, with any fraction of a month counted as a whole month. Assignment of a certificate carries a $100.00 assignment transaction fee that cannot be added to the redemption amount. The treasurer's deed issuance fee is $25.00 per parcel, and the certificate plus deed and recording fees must reach the treasurer within 90 calendar days after the redemption period expires or the certificate is canceled. Parcels advertised twice are flagged with an asterisk as public bidder parcels and their 90 day notice of right of redemption may issue nine months after the sale, versus one year and nine months for regular sale parcels. The delinquent tax list is published the week of May 26 in The Reporter Democrat, P.O. Box 73, Emmetsburg, Iowa 50536, (712) 852-2323, and the published parcels also become viewable on the auction site starting Friday, May 29, 2026, though the notice says the registration process must be completed to reach that data. Dates and fees here come from the county's 2026 notice, which it says governs taxes sold between June 15, 2026 and June 20, 2027; confirm the current year's date and registration window with the treasurer's office.

Over-the-counter (leftover) purchases

Two routes reach parcels after the June sale. Parcels that remain unsold for want of bidders are carried to adjourned sales, which the treasurer sets at intervals of not more than two months until the next annual sale. Separately, certificates struck to the county at the public bidder sale may be assigned by the county for the total amount due on the date of assignment, or for a compromised amount, under a written agreement filed with the treasurer and a 10 dollar assignment transaction fee. Redemption
A parcel may be redeemed at any time before the right of redemption expires. After one year and nine months from the date of sale, the certificate holder may serve a notice of expiration of the right of redemption on the person in possession, the person in whose name the parcel is taxed, and every mortgagee, contract vendor, recorded lessor, and other party of record. The right of redemption then ends 90 days after that service is complete, which means the affidavit of service has been filed with the county treasurer. Three shortened tracks exist: nine months from a public bidder sale under section 446.18, and three months from an abandoned-property or public nuisance sale under section 446.19A or 446.19B. After the treasurer delivers the deed, redemption is possible only through an equitable action in district court, and only by a person who could have redeemed during the 90-day window.
Surplus proceeds
No surplus arises. The deed conveys the parcel to the certificate holder rather than selling it to the highest bidder, so there are no excess proceeds to distribute. Where the winning bid was less than 100 percent, the deed conveys only that undivided percentage interest in the parcel.
