The county treasurer makes out a deed for each parcel sold and unredeemed immediately after 90 days have expired from the date of completed service of the notice of expiration of the right of redemption, once the holder returns the certificate of purchase and pays the deed and recording fees.

The 2026 packet states the office "must receive the properly completed registration forms by 4:30 PM, Thursday June 4, 2026. to be eligible to bid at the tax sale." Each bidder pays a non-refundable $25.00 registration fee and must be 18 or older with proof of age. Required documents are the Tax Sale Bidder Registration, IRS Form W-9, an Authorization to Represent Bidder if applicable, and a Certificate of Existence or trade name filing for non-individuals, and all forms must be signed by the same individual. Investor groups are limited to 20 bidders, and one person may represent up to 20 registered bidders. The bidder or a representative must attend in person: "Written and mailed bids will not be accepted."

Two routes reach parcels after the June sale. Parcels that remain unsold for want of bidders are carried to adjourned sales, which the treasurer sets at intervals of not more than two months until the next annual sale. Separately, certificates struck to the county at the public bidder sale may be assigned by the county for the total amount due on the date of assignment, or for a compromised amount, under a written agreement filed with the treasurer and a 10 dollar assignment transaction fee. Ask the county treasurer which county-held certificates are available for assignment.

- Mailing address conflict to resolve before sending forms or funds: the county website lists the Treasurer at the Emmet County Courthouse, 101 N 6th St, while the Treasurer's own tax sale packet letterhead and the Iowa County Treasurers portal both give PO Box 55 / 609 1st Ave N Suite 8. The packet also places the sale itself at 609 1st Ave N. Confirm the correct address with the office.
- The Iowa County Treasurers portal page for Emmet County carries a general statewide link to iowataxauction.com (the Zeus Auction platform used by some Iowa counties), but that platform lists no participating counties publicly and nothing there confirms Emmet County sells online. The county's own 2026 packet requires in-person bidding.
- The packet cites Iowa Code Chapters 446, 447 and 448 as governing the sale, redemption and tax deed steps. The 90-day notice of expiration of right of redemption may be served after one year and nine months from the sale for regular parcels, or after nine months for public bidder parcels, and in both cases up to three years from the sale.
- Subsequent taxes may be paid one month plus fourteen days after each installment due date (usually November 15 and May 15), must be received by the last business day of the month, and postmarks are not accepted. Subsequent payments can be made online through iowatreasurers.org and must be flagged as subsequent payments.
- Tax sale deed issuance costs $25.00 payable to the Emmet County Treasurer plus a $12.00 recording fee payable to the Emmet County Recorder.

- No statutory minimum return; what you earn is set by the share of ownership taken at the sale
- Redemption
- A parcel may be redeemed at any time before the right of redemption expires. After one year and nine months from the date of sale, the certificate holder may serve a notice of expiration of the right of redemption on the person in possession, the person in whose name the parcel is taxed, and every mortgagee, contract vendor, recorded lessor, and other party of record. The right of redemption then ends 90 days after that service is complete, which means the affidavit of service has been filed with the county treasurer. Three shortened tracks exist: nine months from a public bidder sale under section 446.18, and three months from an abandoned-property or public nuisance sale under section 446.19A or 446.19B. After the treasurer delivers the deed, redemption is possible only through an equitable action in district court, and only by a person who could have redeemed during the 90-day window.
- Surplus proceeds
- No surplus arises. The deed conveys the parcel to the certificate holder rather than selling it to the highest bidder, so there are no excess proceeds to distribute. Where the winning bid was less than 100 percent, the deed conveys only that undivided percentage interest in the parcel.
