How Wheeler County sells delinquent taxes

No tax lien certificate sale

Georgia counties sell the property under a tax execution rather than auctioning tax lien certificates.

Typical timing
No county-published sale calendar was found.
When it runs
No county-published sale calendar was found. The only dated listing located is a Bid4Assets courtesy notice, which states "The Treasurer's Office of Wheeler County, Georgia is conducting a tax sale with the following details: Date of Sale: 04/07/26 ... Deed or Lien: Redeemable Deed ... Sale Type: Live/In Person ... Number of Redeemable Deeds: 20". April 7, 2026 was the first Tuesday of the month, matching Georgia's first-Tuesday courthouse sale pattern. Bid4Assets adds that it "is not conducting this public auction" and that the information "is provided courtesy of Tax Sale Resources and has not been verified", so treat the date as unconfirmed and call the Tax Commissioner at 912-568-7131 for the current schedule.
Registration and deposit

No county-published bidder registration process, bidder packet, or deposit rule was found online. The Tax Commissioner's only web presence is an online property tax payment portal, which carries no sale content. Contact the office at 912-568-7131 before a sale date to confirm what is required to bid.

Sale format and venue
Wheeler County runs its redeemable tax deed sale in person, not on an online platform. The only sale listing found describes it as "Live/In Person", and no county-operated or third-party auction site for Wheeler County was verified, so no platform URL is reported here. The county has no findable official tax sale web page: the Tax Commissioner's web presence is the Government Window payment portal (property tax bill lookup and payment only), the Clerk of Superior Court site carries court legal notices with no tax sale content, and the Board of Tax Assessors runs a qPublic parcel search for valuation data only. Investors should expect to source the delinquent and levy list, the sale date, and bidding terms directly from the Tax Commissioner by phone, and to attend at the courthouse in Alamo, where both the Tax Commissioner (Suite 102) and the Clerk of Superior Court (Suite 101) sit at 16 West Pearl Street. Note the Bid4Assets notice labels the office a "Treasurer's Office", which is not a Georgia office title; the sourced county records show the levying office is the Tax Commissioner.

Wheeler County tax sale list and auction calendar

For Wheeler County tax sale 2026 searches, use the county-run sources below rather than a copied parcel list, and confirm the parcel, registration cutoff, deposit, and payment deadline against the county before you bid. If the parcels on this list are vacant land rather than houses, what buying land at a tax sale hands you is the place to start.

  1. Get the advertised list

Wheeler County publishes no tax sale list online. The Wheeler County Tax Commissioner advertises the parcels ahead of the sale rather than posting them, so the list reaches bidders through the county legal newspaper and the office itself. Call 912-568-7131 to ask for the current advertisement.
  2. Register to bid

Ask the county office how and when to register; many counties close registration days or weeks before the sale.
  3. Sale day

No county-published sale calendar was found. The auction platform is still being verified. Confirm the next sale date and registration window with the county before you bid.
  4. Confirm with the office

If the list, platform, and notice disagree, use Wheeler County Tax Commissioner as the source to confirm which parcels are actually offered.

Before you bid in Wheeler County

  1. Start with the live sale list

There is no online list to price against. Wheeler County advertises the parcels before the sale rather than posting them, so get the advertisement from the office on 912-568-7131 and price from the parcel numbers it carries.
  2. Confirm registration and deposit

No county-published bidder registration process, bidder packet, or deposit rule was found online. The Tax Commissioner's only web presence is an online property tax payment portal, which carries no sale content. Contact the office at 912-568-7131 before a sale date to confirm what is required to bid.

  3. Check the state rules that change the bid

Read the Georgia due-diligence checklist before bidding. Redemption, liens that survive a tax deed, title cleanup, and payment deadlines can change what a parcel is worth. Which liens survive is state law, so read what survives a tax deed in Georgia before you price the title work.
  4. Set a walk-away number

Work out what the parcel is actually worth with the rural land value estimator, then turn it into a ceiling with the tax deed max-bid calculator.

Georgia rules

Redemption
The right to redeem runs for 12 months from the date of the sale and does not end there. It continues after the year until the tax deed purchaser forecloses it by serving and publishing the statutory barment notice, which cannot be started until 12 months have passed. The purchaser delivers the notice to the sheriff at least 45 days before the redemption deadline named in it, and publishes it once a week for four consecutive weeks in the six months immediately before that deadline. Redemption puts title back in the defendant in fi. fa. subject to the liens that existed at the sale, and the purchaser must execute and record a quitclaim deed. Title under a tax deed recorded on or after July 1, 1996 ripens by prescription four years after recording. Judicial in rem foreclosures under Article 5 run on a different clock: the owner has 60 days after the sale to redeem by paying the minimum bid price into the superior court.
Deed deposit
Georgia sets no statewide percentage deposit. A purchaser at a judicial sale may tender cash or a cashier's or certified check drawn for the purchase price and issued or certified by a federally insured financial institution. Counties publish their own payment terms, and many require payment in full at the close of the sale, so confirm the terms with the tax commissioner before bidding.
Surplus proceeds
Excess funds left after taxes, costs, and the expenses of the sale belong to the former owner and to recorded lienholders in order of priority. The officer who sold the property must mail notice of the excess funds by first-class mail within 30 days to the record owner at the time of the sale, to the holder of each security deed, and to every other party with a recorded equity interest or claim, and may file an interpleader action in superior court. Funds still unclaimed five years after the sale are paid over to the Georgia Department of Revenue, after which only a court order from an interpleader action releases them.
Governing statute
O.C.G.A. Title 48, Chapter 4

A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
