When it runs
Twiggs County does not publish a tax sale calendar. Georgia tax sales are held on the first Tuesday of the month at the courthouse under O.C.G.A. Title 48. The only county-specific date located is a third-party courtesy notice that lists "Date of Sale: 08/01/23" for a Twiggs County redeemable deed sale, which was a first Tuesday. Confirm the current sale date directly with the Tax Commissioner at (478) 945-3359 before relying on any date.
Registration and deposit

Not published online. The Tax Commissioner's page lists only property tax and motor vehicle services, with no bidder registration, deposit, or payment terms for tax sales. Contact the office at (478) 945-3359 for registration and payment requirements.

Sale format and venue
Twiggs is a small rural county and runs no tax sale page of its own. The official Tax Commissioner page at twiggscounty.us covers only property tax and tag services and says nothing about tax sales, bidder registration, or excess funds. Site search, the news feed, and the county calendar all returned no tax sale notices, and the Sheriff's site shows no levy or sheriff's sale postings. No online auction platform was verified, so no platform_url is given. Bid4Assets carries a "NOTICE OF SALE: Twiggs County, Georgia - Live Tax Redeemable Deed Sale, 53 Redeemable Deeds" whose detail text states "Sale Type: Live/In Person" and "Deed or Lien: Redeemable Deed", but that page opens with its own disclaimer: "Bid4Assets is providing this notice of sale strictly as a courtesy to our users. Bid4Assets is not conducting this public auction, nor are we affiliated in any way with this sale." It also credits Tax Sale Resources and warns the data "has not been verified." Treat it as an indication that Twiggs sells in person on the courthouse steps, not as an official schedule. The office name is taken from the county's own page, which reads "The Twiggs County Tax Commissioners office"; the page does not state which officer cries the sale, so whether the Tax Commissioner acts as ex-officio sheriff or the Sheriff conducts the levy sale should be confirmed by phone. Buyers get a redeemable deed subject to the 12 month right of redemption under O.C.G.A. Article 3, per the state rules, not per any Twiggs publication. In person. No online auction platform was found for Twiggs County.

Twiggs County tax sale list and auction calendar

For Twiggs County tax sale 2026 searches, use the county-run sources below rather than a copied parcel list, and confirm the parcel, registration cutoff, deposit, and payment deadline against the county before you bid. If the parcels on this list are vacant land rather than houses, what buying land at a tax sale hands you is the place to start.

  1. Get the advertised list

Twiggs County publishes no tax sale list online. The Twiggs County Tax Commissioner advertises the parcels ahead of the sale rather than posting them, so the list reaches bidders through the county legal newspaper and the office itself. Call (478) 945-3359 to ask for the current advertisement.
  2. Register to bid

Not published online. Full requirements are in the sale card above.
  3. Sale day

Twiggs County does not publish a tax sale calendar. The sale is live and in person; there is no online bidding platform. Confirm the venue and hour with the county office before you go.
  4. Confirm with the office

If the list, platform, and notice disagree, use Twiggs County Tax Commissioner as the source to confirm which parcels are actually offered.

Before you bid in Twiggs County

  1. Start with the live sale list

There is no online list to price against. Twiggs County advertises the parcels before the sale rather than posting them, so get the advertisement from the office on (478) 945-3359 and price from the parcel numbers it carries.
  2. Confirm registration and deposit

Not published online. The Tax Commissioner's page lists only property tax and motor vehicle services, with no bidder registration, deposit, or payment terms for tax sales. Contact the office at (478) 945-3359 for registration and payment requirements.

  3. Check the state rules that change the bid

Read the Georgia due-diligence checklist before bidding. Redemption, liens that survive a tax deed, title cleanup, and payment deadlines can change what a parcel is worth. Which liens survive is state law, so read what survives a tax deed in Georgia before you price the title work.
  4. Set a walk-away number

Work out what the parcel is actually worth with the rural land value estimator, then turn it into a ceiling with the tax deed max-bid calculator.

County notes

  • No county-run tax sale page exists. The Tax Commissioner page lists services as "Pay Property taxes and Motor Vehicle taxes/Tags & Titles" and nothing else.
  • Tax Commissioner of record on the county page: E. Walton NeSmith. Office hours listed as Mon-Fri 9:00 am to 5:00 pm. Fax (478) 945-2455.
  • Sale timing, registration terms, and the delinquent list all fall back to Georgia state defaults; no Twiggs County publication of any of the three was located.
  • No sale list URL and no online bidding platform were verified, so both were left out rather than guessed.
  • The Georgia Department of Revenue county facts page for Twiggs lists only "www.twiggscounty.us" as the contact for both the Tax Commissioner and the Board of Tax Assessors and carries no sale information.
  • Investors should call the office to confirm the next first-Tuesday sale date, the levying officer, and payment terms before traveling to Jeffersonville.

Georgia rules

Redemption
The right to redeem runs for 12 months from the date of the sale and does not end there. It continues after the year until the tax deed purchaser forecloses it by serving and publishing the statutory barment notice, which cannot be started until 12 months have passed. The purchaser delivers the notice to the sheriff at least 45 days before the redemption deadline named in it, and publishes it once a week for four consecutive weeks in the six months immediately before that deadline. Redemption puts title back in the defendant in fi. fa. subject to the liens that existed at the sale, and the purchaser must execute and record a quitclaim deed. Title under a tax deed recorded on or after July 1, 1996 ripens by prescription four years after recording. Judicial in rem foreclosures under Article 5 run on a different clock: the owner has 60 days after the sale to redeem by paying the minimum bid price into the superior court.
Deed deposit
Georgia sets no statewide percentage deposit. A purchaser at a judicial sale may tender cash or a cashier's or certified check drawn for the purchase price and issued or certified by a federally insured financial institution. Counties publish their own payment terms, and many require payment in full at the close of the sale, so confirm the terms with the tax commissioner before bidding.
Surplus proceeds
Excess funds left after taxes, costs, and the expenses of the sale belong to the former owner and to recorded lienholders in order of priority. The officer who sold the property must mail notice of the excess funds by first-class mail within 30 days to the record owner at the time of the sale, to the holder of each security deed, and to every other party with a recorded equity interest or claim, and may file an interpleader action in superior court. Funds still unclaimed five years after the sale are paid over to the Georgia Department of Revenue, after which only a court order from an interpleader action releases them.
Governing statute
O.C.G.A. Title 48, Chapter 4

A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
