- County seat is Ocilla. The elected Tax Commissioner is Lindsey Todd, and the office sits at 225 E. 4th Street, Ocilla, GA 31774, the same address as the county's main administrative office.
- Office hours conflict between official sources. The Tax Commissioner's own site lists "Monday - Friday 8:00 am - 5:00 pm Closed 12:00PM - 1:00PM for Lunch," while the county department listing gives "Monday -Thursday 8 am to 4:45 pm; Friday 8 am to 12 noon and 1 pm to 4:45 pm." Call before visiting.
- Phone numbers differ by source. The Tax Commissioner's site and the county Contact Us page both give (229) 468-5505 for the Tax Commissioner; the county department directory shows the main county switchboard, 229-468-9441.
- The Tax Commissioner's site links "County Website" to irwincountyga.com, but that domain no longer belongs to the county. It now redirects to dolan2289.net, an Indonesian language online gambling site. The Georgia Department of Revenue's County Property Tax Facts page for Irwin still lists the same dead link as the county website. The working official county site is irwincounty-ga.gov. Do not link readers to irwincountyga.com.
- The Tax Sales page content is injected by JavaScript from https://www.governmentwindow.com/api/tax/tax_sale (script at tax.irwincountypay.com/js/tax_sale.js). That feed returned [] for Irwin County on 2026-07-26, so the rendered page shows "No tax sales at this time." Re-check seasonally: a sale list can appear there without any other page changing.
- The county legal organ is THE OCILLA STAR, where the statutory four week pre-sale advertisement runs. No county web page reproduces that advertisement, so the newspaper is the only published parcel list.
- Delinquent accounts are referred to GTS, a third party servicer, which adds admin and levy fees up to $215.00 covering certified notices and a title search to prepare the property for tax sale.
- Tax fi. fa. liens are recorded with the Clerk of Superior Court. The county lists Superior and Juvenile Courts at 301 S Irwin Ave, Ste 103, Ocilla, GA 31774, and the Sheriff's Office at 400 S Irwin Ave, Ocilla, GA 31774.
- The Government Window portal at Irwincountyga.governmentwindow.com is a search and pay tax payment system, not an auction platform. It is Cloudflare gated and returned HTTP 403 to every automated fetch, so its contents were not verified and it is not cited as a source.
- No excess funds list, delinquent list or levy list is published on any official Irwin County page. Any list has to be requested from the Tax Commissioner.
- The Tax Commissioner's News page is stale, showing only a 2022 holiday schedule, so the absence of a posting there is weak evidence about current activity.
- No online auction platform was found on any official Irwin County source, and Irwin does not appear on the GovEase auction landing page. Do not attribute a platform to this county without new evidence.
Georgia rules
- Redemption
- The right to redeem runs for 12 months from the date of the sale and does not end there. It continues after the year until the tax deed purchaser forecloses it by serving and publishing the statutory barment notice, which cannot be started until 12 months have passed. The purchaser delivers the notice to the sheriff at least 45 days before the redemption deadline named in it, and publishes it once a week for four consecutive weeks in the six months immediately before that deadline. Redemption puts title back in the defendant in fi. fa. subject to the liens that existed at the sale, and the purchaser must execute and record a quitclaim deed. Title under a tax deed recorded on or after July 1, 1996 ripens by prescription four years after recording. Judicial in rem foreclosures under Article 5 run on a different clock: the owner has 60 days after the sale to redeem by paying the minimum bid price into the superior court.
- Deed deposit
- Georgia sets no statewide percentage deposit. A purchaser at a judicial sale may tender cash or a cashier's or certified check drawn for the purchase price and issued or certified by a federally insured financial institution. Counties publish their own payment terms, and many require payment in full at the close of the sale, so confirm the terms with the tax commissioner before bidding.
- Surplus proceeds
- Excess funds left after taxes, costs, and the expenses of the sale belong to the former owner and to recorded lienholders in order of priority. The officer who sold the property must mail notice of the excess funds by first-class mail within 30 days to the record owner at the time of the sale, to the holder of each security deed, and to every other party with a recorded equity interest or claim, and may file an interpleader action in superior court. Funds still unclaimed five years after the sale are paid over to the Georgia Department of Revenue, after which only a court order from an interpleader action releases them.
