Registration and deposit

Online only through Bid4Assets. The Tax Auction page states "Bidders may NOT register the day of the auction. Bidders must register online (not by mail)." A single $5,000 deposit plus a $35 non-refundable processing fee is required, and the deposit must reach Bid4Assets by the published deadline (4:00 PM ET / 1:00 PM PT on March 23, 2026 for the March 2026 re-offer). Prospective bidders must enter vesting information before deposit instructions unlock. Mail-in and sealed bids are not accepted. Sale format and venue
Shasta County sells tax-defaulted property at an online public auction hosted by Bid4Assets, not in person. The 2026 re-offer was advertised as no-reserve with bids starting as low as $11,000. The right of redemption ends at 5:00 p.m. on the last business day before the sale, and any parcel not offered has been redeemed or withdrawn. Buyers pay the bid price plus a documentary transfer tax of 55 cents per $500 of value and recording fees; where the minimum bid was reduced, the buyer also owes current-year taxes. Property sells as is with no warranty as to condition, access, zoning, or liens. Where the IRS holds a lien, the United States retains a 120-day right of redemption after the sale. Most title companies will not insure title for one to five years after the tax deed records, and any legal challenge to the sale must be brought within one year of recording. The county publishes a parcel map for the sale at https://gis.shastacounty.gov/PropertyTaxAuction.

Shasta County tax sale list and auction calendar

For Shasta County tax sale 2026 searches, use the county-run sources below rather than a copied parcel list, and confirm the parcel, registration cutoff, deposit, and payment deadline against the county before you bid. If the parcels on this list are vacant land rather than houses, what buying land at a tax sale hands you is the place to start.

  1. Get the advertised list

Use Tax Auction page (auction list link, terms of sale, GIS parcel map) for the current advertised parcels, then recheck it before the auction.
  2. Register to bid

Online only through Bid4Assets. Full requirements are in the sale card above.
  3. Sale day

Annually in February, with a March re-offer sale for parcels that do not sell. Bidding runs on Bid4Assets; check posted sale dates, registration status, and bidding windows there.
  4. Confirm with the office

If the list, platform, and notice disagree, use Shasta County Treasurer-Tax Collector-Public Administrator as the source to confirm which parcels are actually offered.

Before you bid in Shasta County

  1. Start with the live sale list

Pull the current advertised parcels from Tax Auction page (auction list link, terms of sale, GIS parcel map). Lists can change before the sale, so recheck the county source before you price a parcel.
  2. Confirm registration and deposit

Winning bidders must pay in full within 3 days and complete the Bid4Assets Deed Wizard vesting form within 48 hours of the auction closing. Deposits from non-winning bidders are refunded by eCheck within about 10 business days.

  3. Check the state rules that change the bid

Read the California due-diligence checklist before bidding. Redemption, liens that survive a tax deed, title cleanup, and payment deadlines can change what a parcel is worth. Which liens survive is state law, so read what survives a tax deed in California before you price the title work.
  4. Set a walk-away number

Work out what the parcel is actually worth with the rural land value estimator, then turn it into a ceiling with the tax deed max-bid calculator.

California rules

Redemption
Tax-defaulted property may be redeemed until the right of redemption is terminated (section 4101). That right terminates at the close of business on the last business day prior to the commencement date of the tax sale, and the start of the auction counts as the sale date no matter when bidding closes. A redemption payment sent by mail must be received in the tax collector's office before that deadline. California has no post-sale redemption period: once the auction opens, a record owner who has not redeemed loses all legal and equitable interest in the property. Two situations revive the right of redemption. The right revives if the property is not sold, and it revives on the next business day if the tax collector approved a credit sale and the buyer did not pay in full by the deadline the tax collector set.
Deed deposit
The tax collector may require a deposit and must give public notice before the sale of its amount, payment method, and due date, and of whether it is a condition of bidding or applies toward the purchase price. On a sale the tax collector approves as a deferred-payment transaction, the deposit may be $5,000 or 10 percent of the minimum bid price, whichever is greater. Counties set the specific figure, so confirm it on the county page or auction platform.
Surplus proceeds
Sale proceeds first cover statutory distributions, then taxes, assessments, and county costs. Anything left is excess proceeds held in the delinquent tax sale trust fund. A party of interest may file a claim at any time before one year after the tax collector's deed to the purchaser is recorded. Distribution runs first to lienholders of record before the tax deed was recorded, in order of their priority, then to persons with title of record. Excess proceeds not claimed within that year may be transferred to the county general fund.
Governing statute
Cal. Rev. & Tax. Code, Division 1, Part 6 (sections 3351 to 3972)

A tax deed does not convey marketable title. Most buyers file a quiet title action before they can resell or insure the property. See the due diligence guide.
